The Americas

Our American business operations, which commenced in the 2010s with rental housing projects, now include single-family houses, into which we expanded in 2017. Three Group home builders in the US – Stanley Martin, Castle Rock, and Trumark – operate businesses that have strong roots in their local markets in the eastern, southern and western parts of the nation. Furthermore, in 2024, we purchased membership interests in Alliance Residential Company, one of the US’s largest rental housing real estate developers and construction companies. Based on the respective expertise of both of our companies, we will address the growing demand for housing due to the housing supply shortage, and will offer housing products imbued with individuality. To maintain our formidable competitive advantage, we will promote centralized purchasing of materials and equipment and streamline manufacturing, while creating the housing and local communities that will be the choice of customers going forward.

Europe

Daiwa House Modular Europe B.V., established in August 2022, is primarily engaged in the factory-based manufacture of the main component parts of buildings as modular units, which it then transports to construction sites for assembly. The ability to conduct unit manufacturing for diverse applications, from use in housing to businesses, as well as cutting the volume of work performed on site, enables shortened construction times. Moreover, as this is recycling-type construction, units can be disassembled and reused as a product that meets global needs for environmental preservation. Our aim for the future is to develop this business in regions across Europe, leveraging the technology for construction industrialization cultivated in Japan and focusing on further enhanced production efficiency and heightened quality.

East Asia

The Group's condominium business, which mainly operates in China, has a track record of approximately 9,000 units developed as of December 31, 2024. We are held in high regard among our customers in the country for providing the same high level of service developed within Japan, including for the architectural quality of the buildings themselves and the after-sales building management.

ASEAN/South Asia

By 2022, the Group's operations in the construction and development of business-use facilities in ASEAN countries and South Asia which commenced in 2012 with the development of industrial parks in Vietnam and Indonesia – had expanded to Thailand and Malaysia. While more than a few companies express concern about the fragility of local infrastructure, we support the overseas expansion of numerous Japanese companies by supplying industrial parks, rental factories, and warehouses equipped with the necessary facilities for business continuity. Development of the Group’s “D Project” and “DPL” business facilities, a brand which in Japan boasts a large portfolio of projects, is currently underway, including for facilities capable of temperature-zone control.

Oceania

We are also active in Oceania where the Group provides fine-quality single-family houses, naturally by selling direct to individual customers, but also by being engaged in the business of development and sale of land used for such houses. In Australia, despite already providing tens of thousands of homes each year, we aim to contribute to finding a solution to the issue of chronic housing shortages in major cities, caused by a growing population, by meeting demand for suburban houses.
